The following standards will be used to review your application for tenancy. You must meet the following standards to qualify to sign a rental agreement with us. Applicants are held to the same standards on a first-come-first-completed-application basis, one person or family at a time. All information provided will be reviewed on a case-by-case basis. Any false statements or inconsistencies on the application will result in an automatic denial.
GENERAL: All occupants over the age of 18 are required to submit an application and give consent to a credit and background check. A non-refundable $45.00 application fee per applicant will be charged upon submission. Co-signers must also pay an application fee and give the same consent as other applicants. Approval to rent is not guaranteed and is subject to posted criteria. Properties will be considered available until a valid Lease Agreement is signed and all monies due are received. Typically, 4 business days are needed to complete the qualification process.
**Every applicant is given the opportunity to pay a "deposit to reserve" and tie-up the property while their application is being processed. Paying this deposit will put Applicant first in line for the property even if another application (without a "deposit to reserve") was submitted first, unless another Applicant is already being processed. Any applicant serious about occupying a certain property is encouraged to put down a "deposit to reserve". (This deposit amount varies by unit, please inquire.)
Only cash or certified funds will be accepted. If Applicant backs out, the “deposit to reserve” becomes non-refundable. Upon approval the “deposit to reserve” becomes the security deposit on the property.
RENTAL HISTORY: Applicants must provide the name, contact information, and address for at least their previous two housing providers, or all housing providers in the last five years. Applicants may be denied if they have had any evictions, defaults in lease agreements, late rental payments, or if they owe any money to any other housing provider.
INCOME REQUIREMENTS: The combined verifiable declared monthly income of all occupants must be at least 3 times the monthly rent. Note: Applicants who receive assistance from government agencies and other income will be noted and considered, with the appropriate documentation. Applicant’s other monthly obligations will be taken into consideration when determining Applicant’s ability to pay the rent. Employment history should show that Applicant has been employed with current employer for at least 6 months. Exceptions can be made with appropriate documentation.
CREDIT HISTORY AND BACKGROUND CHECK: Generally, Applicant must have a 570+ credit score. A credit and background check will be conducted. There may be past circumstances that have affected Applicant’s credit score, in which case Applicant must be able to prove current stability. If Applicant filed for bankruptcy in the last 2 years or have bankruptcies that have not been discharged within 1 year prior to applying, a higher deposit and/or co-signor will be required. All collection accounts must be “paid in full/ as agreed.”
In review of criminal history, Management will consider the nature and severity of the crime, along with how much time has passed since the criminal activity and/or the release from any imprisonment, parole, or probation. Persons who have a criminal conviction relating to manufacture or distribution of controlled substances will generally be denied. It is unlikely that the following persons will be accepted: persons convicted of other drug related offenses who have not provided evidence of completed drug rehabilitation; persons who have convictions relating to serious crimes involving violence, gang activity, arson, and injury to persons. Also, persons who have been recently released from prison, parole, or probation may be required to provide additional information and references; the same applies to persons who are listed on any sex offender list. Applicants may provide mitigating information. Applicants denied due to criminal history may appeal that decision by providing such appeal in writing along with any information that Applicant desires to provide.
HOME INSPECTION: A home inspection of Applicant’s current residence is required. This home inspection is done for every Applicant when location of residence permits.
RENTER’S INSURANCE: Applicants must have renter’s insurance before occupying the premises. Requirements:
- All occupants over age eighteen (18) must be named on a Renter’s Insurance policy. It can be individual policies (i.e., roommate situations) or one policy with all occupants named on it.
- A minimum of $300,000 liability coverage
- Nu-Start Properties, Inc. listed as an Interested Party or Additional Insured at our address: 12401 S 450 E, Unit G2, Draper, UT 84020
- If Applicant has an animal, it is highly recommended that they also be insured under this policy
PETS: If a property is Pet Friendly, pets may be approved with the following:
- Additional $40.00/mo rent per pet
- Additional $500.00 deposit per pet ($200 minimum non-refundable)
- A signed Pet Lease per pet is required before pet is allowed on premises. Otherwise, a fee of $100/mo will be charged retroactive to the beginning of the lease

Management reserves the right at their sole discretion to approve or deny any pet based on conversations with Applicant, inspection of Applicant’s current premises or from any information acquired during the application process.
MAXIMUM OCCUPANCY: Unless otherwise specified, 2 occupants per bedroom, plus an additional occupant for each apartment home. (e.g., 3 in a one bedroom/studio, 5 in a two bedroom, 7 in a three bedroom, etc.).
***Co-signer and/or higher deposit amount may be considered in the following cases:
- Insufficient Credit, recent bankruptcy, background, past evictions, and judgement issues
- No rental history within last 5 years, but meets the above credit and income requirements
- No credit history but meets the rental history and income requirements
***A co-signer will guarantee the rent for another person, but will not live in the unit. The co-signer will be on the rental/lease agreement with Applicant. In order to qualify, a co-signer must have a 650+ credit score and a monthly income of at least 3 times the rent. The co-signer will be subject to the qualifications above.
If your application is approved, you will be notified. From the notification of your approval, you will have 24 hours to pay the security deposit and 48 hours to sign a lease agreement. If you do not, then other applicants may be considered and given the opportunity to sign a lease.
